Services Of Importance:

 Setting Rent- We are responsible for setting the right rent level to attract tenants to your property. We understand the market and constantly run comparisons of where the property is located.
 Finding Tenants- It is our responsibility to fill vacancies. We know where and how to advertise the type of rental property. As a realtor, who is always on the field we understand what attracts tenants, thus can offer tips to help makeover the property
 Screening Tenants- We include  a consistent screening process, including requiring complete tenant applications, running credit checks and criminal background checks, proof of income which can increase the chances of renting to the most qualified tenant
 Collecting Rent- They ensure optimal cash flow by setting a date to collect rent each month and strictly enforcing late fees.
 Adjusting Rent- It is important to follow market trends and accordingly adjust the rent by a pre-determined approach each year according to the current market demand.
 Handling Leases- This can include setting the lease term, collecting security deposits, allocating utility and making sure it has all the necessary clauses to protect the owner. 
 Move-Outs- When a tenant moves out, it is our responsibility to inspect the unit, check for damages and determine what portion of the security deposit will be returned to the tenant. After move out, we assign professional cleaning companies and maintenance crew to makes repairs for the next tenants best experience.
 Dealing With Evictions –When a tenant does not pay rent or otherwise breaches the terms of a lease, the property manager understands the proper way to file and move forward with an eviction and where necessary hire attorney for those that need a step above the regular court proceedings.
 Repairs- When there is an issue, we assign our professional contractors to fix the problem. We have a large network of reliable plumbers, electricians, carpenters, and other contractors.
 Local Requirements – Most municipalities now require certifications, tenant registrations, and permits in place to keep in compliance on a yearly basis. It is the responsibility to the company to make sure we follow all the requirements to avoid penalties and unnecessary lapse in time.
 Vacant Properties- We are also hired to look after vacant properties to make sure there has been no vandalism and to perform a routine check. 
 Accounting and Taxes– We also provide complete accounting on a quarterly basis. This includes  all income and expenses; list of all inspections, signed leases, maintenance requests, any complaints, a total of  rent collection, insurance, taxes, utilities, and management costs

    Your home will be pushed out to over 40 major real estate web portal including Zillow, Realtor, Trulia and our own website ensuring that your home is seen by more eyes and gets more attention.
  • Online Tenant Portal
    All of the tenant financial transactions are through a real-time web portal and electronic ACH drafts. This means that there is less room for error, finding documents and less room for the “mailman to lose that rent check.”
